Request a Tenancy Takeover
If you need to end your tenancy early, you can submit a request for a tenancy takeover. This means another person would take over the remainder of your contract. Please note that all requests are subject to approval and must meet our tenancy transfer conditions.
To help us process your request efficiently, please provide:
- Your current tenancy details – Include your name, room number, and contract end date.
- Reason for your request – Explain why you need to end your tenancy early.
- Details of your replacement (if applicable) – If you’ve found someone to take over your contract, include their details. If not, we will provide guidance on the next steps.
A tenancy takeover is only possible if it aligns with our tenancy agreement policies. You will remain liable for your contract until the incoming tenant has signed the agreement, paid their rent, and their cooling-off period has ended.

Can the Replacement Tenant Sign for a different term length?
All replacement tenants must sign an agreement for the same term. If an
individual wishes to extend their booking, this can be facilitated with the site
team, subject to availability.
What Room Rate Will the Incoming Tenant Be Charged?
Incoming tenants will be provided with the latest room rate applicable for the specified tenancy term at the time of booking.
Will AXO Student Living Provide Cleaning Between Tenants During a Tenancy Takeover?
AXO Student Living will not provide cleaning between tenants during a tenancy takeover. It is the outgoing tenant’s responsibility to clean the room for the incoming tenant before they move in.
Will I Receive a Refund for Unused Rent Paid on My Current Booking?
Tenants without pending charges for associated future bookings with AXO Student Living will receive refunds.
